I LOVE MY REAL ESTATE BUSINESS

Write down 5 things that you like about your real estate business. The heading for your list should be the statement..."Why I like my real estate business. Then go back after you complete your list and mark through the word like and replace it with the word LOVE. Tape the list to the mirror in your room. Every morning for 21 straight days, get up out of bed, go in front of the mirror and with "passion" and excitement, raise your voice, shout I LOVE MY REAL ESTATE BUSINESS and read out loud, the list. Try doing this at 7:42am. "Attitude changes Everything". Or if you have a better way to motivate yourself to get out and there a fight through your daily challenges, use your method. The message is DO SOMETHING and get going.

Attitude is Everything

Completed a post licence course at Autry Tech in Enid. Thought it interesting that those attending have such a positive attitude about their career. Refreshing to see and hear some excitement in spite of the doom and gloom...unemployment etc. I guess "Attitude is Everything". Say it another way..."Attitude changes Everything". Believe it?

GET CREATIVE!!!! FROM AOL NEWS

In a buyer's market, a little creativity can help sellers seal the deal.
According to the Wall Street Jounal, NFL legend Dan Marino is upping the ante on his Weston, Fla., home, which is listed for $13.5 million. The home is now being sold as "furnished," with approximately $1.5 million worth of designer furniture. Marino says he will also include a signed football. The home has 10 bedrooms, 12 bathrooms and two powder rooms. The property includes two guest houses, a pool, a putting green, a 5,000-bottle wine cellar and a pond stocked with fresh bass. If you have a prospect, refer them to me and I will set up a showing. Could be a nice fee??

Cleaning up some old files the other day and ran across this. I had hand written it on a scrappy piece of paper, like I copied it from a book, a wall or off someone's policy book. (The file date was pre-internet so I didn't get it there.) In other words, I think it is great, but I didn't write it. So if you did or know who did thank them for me.

SYSTEM...This is about SYSTEM.

We live in a "system". Our body is a system. We drive our car within the system. I am thinking that without a "system" we would not be able to function...at all. Therefore, I am thinking that it is impossible for you to succeed in a real estate career without a "system". Take for example the most important activity we engage in on a daily basis...PROSPECTING. Can't be effective unless you carry it out in a consistence, systematic way. If for some reason, you discover a weakness or a malfunction...you don't stop Prospecting...you simply correct what's not working. More than likely, the room you are in at this moment has electric lights. When you wanted light, you used the switch to turn it on. If a bulb burns out, you wouldn't think of living without light for all time, you would fix it with a new light bulb. You see, the electrical still worked, but only a component failed. If you choose to prospect, you need the thing you switch on. If the results are less than projected, work on the system...don't abandon prospecting.

When we speak of CMA, we think about "comps, boundaries, when sold, how sold...the basics.

An important part of providing the best market analysis, believe it or not, comes from your initial discussion with the seller prospect. Using "open ended" questions, discuss with them their:

EXPECTIONS, THEIR MOTIVATION AND PREVIOUS EXPERIENCE.

The objective in our Market Evaluation presentation is to effectively communicate data as it applies to their specific situation. Build rapport, which builds Trust, which builds Credibility, which results in a signed listing contract with A SALABLE LISTING PRICE. I predict a bank deposit soon.

Principles of Establishing Property Value

Is there anything "new" under the real estate sun? Our process for establishing a Market Value range has not varied much, so no, not so much new, but the underwriting rules for Loans and subsequent Appraisal has been modified to require more market condition information...Realtors need to be aware of these rules, so we can be assured that the information is available. Once the information comes together, the quicker the close and the happier your buyer will be. We are not a Loan Officer or an Appraiser, BUT, WE ARE IN CHARGE OF THE REAL ESTATE TRANSACTION PROCESS. We need to act accordingly. (Even though we are in Charge of the Process, we are not in Charge of the decision making process, so lets not get those two functions confused). Real Estate Licensure Applicant Information Bulletin

In preparation to enroll in a Basic or Pre-License Oklahoma Real Estate Live Course, it would be of benefit to acquire the Applicant Information Bulletin. This may be obtained online by going to www.psiexams.com Follow along the instructions until you reach page three. Top right hand of the page you will find the "Download the Candidate Information Bulletin". Click and print the docutment. Enroll in the course, bring the Candidate Information Bulletin to class. (If you do not have one, one will be provided for you).

NEW TESTING ARRANGEMENT AND PROCEDURE

IMPORTANT INFORMATION FOR THOSE INTERESTED IN OBTAINING A RE LICENSE.

PSI Services, LLC has been awarded the contract to administer the Real Estate licensing examinations for the State of Oklahoma beginning January 1, 2009. The content and pricing will not be changing. The process for administration of the examinations will be as follows:

1. Examinations will be delivered via computer at any PSI Examination Center
2. Examination fees will be paid directly to PSI Services LLC.
3. Application A with a completed finger print card and fee of $41.00, application B, including a photo, proof of citizenship and proof of education, must be received by OREC, before PSI will be notified by OREC of an applicants approval to test.
4. Applicants will receive results immediately following the examination.
5. If an applicant fails the examination, they will be given the option to review their failed questions at the end of their examination; this will be their only opportunity for review.
6. If an applicant fails, they may contact PSI immediately to reschedule. For example, an applicant who tests unsuccessfully on a Wednesday can reschedule that day, and retest as soon as Thursday, depending upon space availability.
7. Applicants may schedule for an examination using one of the following methods:

§ Using a touch-tone phone, call PSI 24 hours a day at (800) 733-9267
