Dreaming about the "Open Road"
Soon, very soon. This baby is clean, it's shining, fueled up, screaming for the road. Need a plan...a destination...Kansas, Texas, New Mexico, Colorado, Arkansas. Or, just Starbucks in Edmond. whatever!
Make this part of the Research phase of Preparing a CMA presentation
When we speak of CMA, we think about "comps, boundaries, when sold, how sold...the basics.
An important part of providing the best market analysis, believe it or not, comes from your initial discussion with the seller prospect. Using "open ended" questions, discuss with them their:
EXPECTIONS, THEIR MOTIVATION AND PREVIOUS EXPERIENCE.
The objective in our Market Evaluation presentation is to effectively communicate data as it applies to their specific situation. Build rapport, which builds Trust, which builds Credibility, which results in a signed listing contract with A SALABLE LISTING PRICE. I predict a bank deposit soon.
Principles of Establishing Property Value
Is there anything "new" under the real estate sun? Our process for establishing a Market Value range has not varied much, so no, not so much new, but the underwriting rules for Loans and subsequent Appraisal has been modified to require more market condition information...Realtors need to be aware of these rules, so we can be assured that the information is available. Once the information comes together, the quicker the close and the happier your buyer will be. We are not a Loan Officer or an Appraiser, BUT, WE ARE IN CHARGE OF THE REAL ESTATE TRANSACTION PROCESS. We need to act accordingly. (Even though we are in Charge of the Process, we are not in Charge of the decision making process, so lets not get those two functions confused). There is always something to learn...without interruption. Stay tuned.

Principles of Establishing Property Value...
We all need to have a better understanding of the procedures for gathering information to determine the Value Range of residential property. You will have the opportunity to learn and practice new skills in assimilating this data and related information in order to become more effective in communicating to sellers the value range of residential property.
Jamie Myer, a Certified Appraiser from Oklahoma City will be joining me in team teaching this "interactive" course.
